Existing Conditions: Existing ceilings are at a height
of 14’ and contained low levels of lead in the older
coatings. The coatings were loose and flaking at various
areas on the ceilings and the area of walls above the 9’
level was in generally good condition. ACT ceilings
were to be installed at the 9’ level and the area above
would be used as a HVAC plenum. There were two
concerns, the first was the preventing the growth of
mold and mildew due to excessive condensation in this
area and the second was encapsulation of the lead paint
on both the ceilings and walls above the drop ceiling.
The existing substrate is concrete.
Solution: All loose and flaking paint was abated. In
most cases it is recommended that all existing coatings
be removed, however it was not practical for the owner
to abate all existing coatings. All remaining coatings
appeared to be tightly adhered and sound. Kefa Airless
8125 was applied to all ceilings and side walls at a
thickness of 60 MILS. The exposed concrete was in
good condition and did not require priming prior to
application of the Kefa Product. The Kefa Airless is alkali
resistant, so the omission of primer is consistent with
application recommendations.
